So much for the winter doldrums. Ellicott Development is working on three properties in the city. The company is working on the long-vacant Fairmont Creamery at 199 Scott Street, it is adding more apartments at 10 Symphony Circle, and is gutting a vacant warehouse building on Busti Avenue.
On Scott Street, the circa-1920, eight-story Fairmont Creamery is well on its way to a mixed-use future. Plans call for office space on the sixth, seventh and eighth floors, thirty apartments on floors three through five, a banquet facility and meeting space on the second floor, and a ground floor restaurant. Employee benefits firm Liazon, recently acquired by Towers Watson, has signed a lease for 15,000 sq.ft. of office space, or one floor of the building.
At 10 Symphony Circle, Ellicott Development is working on another floor of apartments in the former Grace Manor Nursing Home. Child and family service organization Gateway-Longview anchors the development. Its offices occupy the first and second floors of the circa-1952 building that fronts Symphony Circle.
Earlier this year the company opened 12 apartments on the Wadsworth Street wing’s fourth floor that quickly leased. It is now adding another 13 units on the third floor, a mix of two-bedroom, one-bedroom and studio apartments.
The company may not be done with residential on Symphony Circle. Ellicott Development is considering adding another nine apartments to a red brick extension of the building that fronts North Street (below).
Ellicott Development has also starting gutting a four-story commercial building at 960 Busti Avenue north of the Peace Bridge (below). The company purchased the site in April 2008 along with a nearby property at 1050 Niagara Street from Ciminelli Development. A reuse plan for the property prepared several years ago called for 23 residential units and commercial space. An Ellicott Development official says development at the site may still be a ways off.
