Work is under way on Ellicott Development’s $4.5 million, 52,000 sq. ft. mixed-use development at 301 Ohio Street. Construction crews have been on-site working on the foundation of the five story building, which will be home to two restaurants and 10,000 square feet of commercial space, topped by 21 apartments on the upper three floors.
The one and two-bedroom units will range in size from 878 to 1,400 sq. ft. and feature modern interiors. Units will also have balconies overlooking the Buffalo River with views to the Buffalo RiverWorks sports and entertainment complex on the opposite bank. Amenities on the north side of the building will include boat slips and a sand volleyball court. A 10′ wide publicly accessible boardwalk will front the river with planned pedestrian connection to the boardwalk at the adjacent Buffalo River Fest Park.
The building façade consists of concrete paneling and Corten weathered steel cladding and is designed with the industrial context of the site in mind.
There is a possibility for more phases of development at some point in the future, as Ellicott Development owns the 7.26 acre 399 Ohio Street parcel which has over 1,200 feet of Buffalo River frontage. 301 Ohio Street will occupy the northern portion of the land.
The building is designed by Chaintreuil | Jensen | Stark architects and is slated for completion in early 2016.
Also noteworthy are the statuses of a few nearby Ohio Street developments. The adjacent River Fest Park’s brand new pavilion is largely complete and should be finished by the end of the year. Slightly further south, Sam Savarino and Frontier Group of Companies’ Buffalo River Lofts require one more Common Council approval and should begin construction shortly thereafter, with expected completion set for late summer 2016.
