With a hotel, restaurant, and retail and commercial space, Ellicott Development is looking to transform 500-512 Pearl Street. The project site is 0.85 acres in size and is bordered by Tupper Street to the north, Franklin Street to the west and Pearl Street to the east. Existing there currently is the Buffalo Christian Center, which EDC purchased in September of 2014 for $2.525 million. The existing building is set to be complementary to the new 12-story structure Ellicott Development will be building there.
Plans for this structure include a variety of uses. First, the structure will be used as a 109 room hotel and also feature 28 apartment units, similarly to Ellicott Hospitality hotels The Giacomo and Wyndham Garden. The structure will also have 30,000 square feet of available commercial space and 12,000 square feet of ground floor retail/restaurant space. Parking will not be a problem for anyone visiting, working, shopping, or living at 500-512 Pearl Street. 6 floors of above ground structured parking will be equipped to accommodate up to 390 cars.
The 4-story existing Buffalo Christian Center will tie internally into the new 12-story structure. The building will be repurposed to compliment the new structure by making use of things such as the existing pool, a large banquet facility, and lounge and meeting spaces. EDC is working with the SHPO and NPS to complete certified historic rehabilitation of the existing building.
The structure boasts and edgy, modern exterior with a range of materials including precast concrete, smooth and perforated metal panel systems, and glass. The proposed façade will screen the lower levels of the building to effectively conceal the structured parking within. Open terraces and curtain wall glass dominate the upper floors dedicated to the office, residential, and hotel uses.
