Elmwood Crossing: Edukids Child Care
This space once housed the offices for Hodge Pediatrics. However, the high demand for child care has prompted us to reimagine the building as Edukids Child Care, with enrollment slated to start in the fall of 2020. This property offers a Rochester outdoor play area as well as 4,500 square feet of space.
Elmwood Crossing: Professional Office
Formerly the Alfiero building, the updated Claire DeCue Collaborative Center contains 12,000 square-foot floor plates and a prime location on Elmwood Avenue. It’s incredibly close to the commercial district, so occupants can easily meet at coffee shops, pubs, or taverns and brainstorm over lunch.
177 Elm St.
This historic property will serve as a retail space on the first floor and apartments on the second and third. To achieve this vision, we’re working to create a National Historic District with the help of the National Park Service and State Historic Preservation Office.
Center and 8th St.
This property will have three 2-story buildings, two of which will house retail and restaurant space. The third will be split into 13 2-bedroom apartments. The property also has 189 parking spaces, 108 of which will be reserved for residents. Located in Lewiston, these buildings are bordered by Center St., Eighth St., and Onondaga St., occupying 4.1 acres.
Elmwood Crossing
With eight structures totaling more than 600,000 square feet, the building that formerly housed the Women and Children’s Hospital of Buffalo offers many opportunities. We plan to renovate this real estate in conjunction with Sinatra & Company Real Estate, creating both commercial and residential spaces:
- Condominiums
- Townhouses
- Daycare center
- Grocery store
- Hotel
Elmwood Crossing: Historic Reuse
Renovations for this property will run through 2021, with a focus on the interior. As a historic building, the former Annex boasts a beautiful exterior, which will be preserved. The property includes the Tanner Tower, which is nine stories tall.
Elmwood Crossing: Williams on Bryant and Hodge
Property renovations for Elmwood Crossing focus on optimizing office efficiency and morale. It’s located near eateries, encouraging workers to enjoy their lunch break in town. The building itself is several stories and offers 12,000 square feet per floor plate. The potential for street-level, direct entrances is another appeal for business owners.
270 Michigan Ave.
With its six stories, 270 Michigan Ave. is well-suited for mixed-use. The top three floors will serve as 3-room and 1-room apartments, while the bottom three floors will be renovated into commercial office spaces.
474 Michigan
This property is the perfect mixture of modern and historic with carefully considered design elements:
- Fabric awnings
- Decorative wall sconces
- Arch-top windows
- Clapboard siding
- Red brick masonry
- Decorative cornice features
These details are characteristic of the Michigan Street African American Heritage Corridor, so Adelmann Palmisano Architects included them in the design.
The property will have three apartments on the second floor, while the ground floor offers retail space. There are 2,200 square feet available and a Tim Hortons Café and Bake Shop already in place.
Elmwood Crossing: District East Market and Apartments
This project is envisioned as a multi-storied, mixed-use property with a modern exterior. Apartments will occupy the top floors, while the ground floor will offer retail space. We’re focusing on grocery and foodservice operations with this property, as the community needs prepared and fresh foods.
878 and 880 Elmwood
These two spaces will be occupied by live/work apartments, an innovative twist on work-life balance. The first floors will be retail spaces, while the top floors offer luxury apartments. This arrangement allows residents to run their stores without a commute.
Elmwood Crossing: The Pardee
This project commenced in 2019 and has transformed the parking lot located at 451 Elmwood Avenue. The finished building will be mixed-use, with 22 apartments spread over the top three floors, office space on the second, and retail on the first.
